What is the difference between Greenbelt, Greenfield and Brownfield land?
Land is a finite resource. Unlike other products you cannot make more land. Throughout history land has proven unrivalled in out performing all other asset classes. Land is stable, consistent and often provides very lucrative returns.

What makes us special though is we then offer the chance to individuals to become involved in such opportunities at an affordable level. These opportunities have historically been the arena of the very rich and large corporations.

The research we do is long and exhaustive and encompasses many variables. The main question we ask though is 'Is this land in the path of development, and does it have a good chance of future development?' We feel that location combined with timing is everything when purchasing land for future development. Amongst other aspects, we believe that land selected in the UK should be in areas of high housing or commercial demand, adjoining existing housing
developments and within reasonable distance of utilities such as schools, transport stations and shops etc.

The sites offered by Premier Land Strategies Ltd are in areas where research and due diligence has proven that there is a real chance that planning permission might
be granted in the future. However, opportunities in greenbelt land are still speculative by nature and provide no guarantees.

Of course. When you purchase a plot(s) you are the legal owner of the freehold. You can sell on to anyone you wish. Premier Land will obviously assist you in the selling of your plot(s) should you so require.

Legal representation is left to the discretion of the plot purchaser. We are happy to provide you with a selection of suitably qualified legal
experts if you so wish.

Tax implications may vary depending on personal circumstances. It is best to seek professional advice from a qualified accountant.
Stamp Duty only applies to plot purchases over £125,000.

You do once the transaction is complete. HM Land Registry will register yourself as owner of the plot(s) and provide you with documentation confirming such.

Agricultural land values in the UK increased by 30% in 2005 and have increased over 130% in the past decade.

Our focus is on sourcing strategic land and building up a client base of individuals who have benefited from our land opportunities. This will ensure the constant growth and strength of our organisation. The short-term finance derived from input from our clients yields
further working capital we can utilise to research new sites to benefit everyone.

It's predominantly agricultural or greenfield land or accommodation land, the common factor being development potential.
Generally yes. But recent changes in legislation by the Government because of pressures on housing mean that local and national governments are
increasingly releasing selected sites in order to meet demand for the future.
Greenbelt is largely undeveloped or sparsely occupied land, which, has historically been set aside to contain development and provide open space. The greenbelt boundaries can and do regularly change in response to our housing needs.
Brownfield land is the term commonly used to describe previously developed land that is or was occupied by a permanent structure. It can also be derelict land, which can only be redeveloped after the removal of chemical waste risks and derelict buildings. These are the preferred sites for redevelopment by Government officials and local councils. However, brownfield sites are now becoming increasingly sparse and some of them are even contaminated beyond repair, making them unsuitable to sustain residential development.
